REAL ESTATE SURVIVAL IN THE TIME OF PANDEMIC

As we are surviving through a virus called COVID-19, not just the health but it has been affecting each and every aspect of the people’s life. In terms of health we atleast have some of the precautions for our defense from it but in terms of other aspects specially buisness, we don’t even have precautions, all we are left with is finding a cure. One among the badly affected businesses is the real estate business. 
Impacts on the indian real estate business:

As the whole Indian economy is in crisis, the most anticipated result of it in real estate sector is delayed investment decisions, specially from the eastern countries. However, the actual possible impact is still uncertain as the COVID-19 situation remains volatile. 
As per the researchers, the impacts that we may face are:
1. If the COVID-19 stays longer than expected, the commercial real estate may face less investments as it is already a slow mover. 
2. In the current situation, investors are more likely to shift their investment into something more stable such as a bond market. 
3. According to UN, india is at risk of trade loss of about 2,500 crores as most of the real  estate investment in India came from Singapore, China and Hongkong in 2019.
4. As the export from China will be at pause, the cheaper supply will be hindered and this will affect the profit margin of the real estate developers. 
5. The recent crash in the stock market in India is another sign that suggests the reduce  investment in the real estate sector. 
Measure taken by Indian government to improve the situation:

In order to improve the economy and the stressed real estate sector the government has announced variety of financial packages, schemes and new ideas to formulate within the country. 
1. Under “Atmanirbhar Bharat”, government announced a financial package of ₹200 crores restricted to the local markets compulsorily. 
2. RBI has provided special fund of 30,000 crores for non-banking finance companies and Housing finance companies generating a wave of relief to the real estate sector. 
3. Extention of loan repayment period and reduced repo rate by RBI and extention if loan compliance for the current financial year has been a hope of light in the construction sector. 
4. Subordinate debt-based scheme, equity support, collateral free automatic loans and revised definition or classification are some measures for MSMEs which will  provide a force to the infrastructure sector as MSMEs supplies various construction materials to them. 
Conclusively, the real estate sector has to hold itself for even worse impact than assumed. As this pandemic is affecting the lives of people the real estate has already facing less investors and property buyers. But with the hope and positivity that as we have overcome many calamities previously we will overcome this too, we must continue our production and innovation and take the full opportunity in the bad times as well till the government finds a measure to stop the spread of this virus.

3 Reasons to be Cautious of Student Loan Relief Agencies

If you’ve heard advertisements such as, “You qualify for Obama Loan Forgiveness!” or “Sign up for loan forgiveness before it’s too late!” you might be tempted to call and ask about these loan forgiveness programs. However, it’s important to know that many “student loan relief agencies” or “debt reduction companies” often charge students large fees for unnecessary help with their student loans, or for necessary help that could be obtained elsewhere for free. Plus, you may not even qualify for forgiveness.
Here are 3 reasons why you should be cautious of these student loan relief agencies:

Large fees

While these companies sound like they have your best interests at heart, that may not be the case. One tactic of such agencies is to advertise, “You Qualify for Forgiveness!” and then enroll you into an income-driven repayment plan for a “low fee.” The company might submit your income-driven repayment plan application to your loan servicer and then charge you monthly fees on top of your federal student loan payment. What these companies might not tell you is that you could do this yourself at https://studentloans.gov/myDirectLoan/index.action or by working with your Department of Education Loan Servicer – for free! Other common advertisements will claim, “You Qualify for One Low Monthly Payment!” The loan relief company will submit a consolidation application on your behalf, even if a consolidation isn’t necessary. If you would like to consolidate your loans, you can also do so for free through the Department of Education.

Offering forgiveness without verifying eligibility

Students may receive a text message or voicemail claiming, “Your loan has been flagged for forgiveness,” but be careful. These phrases are used as marketing tactics to encourage students to apply for a forgiveness program. These companies can’t make you eligible and have no influence as to whether or not your loans will actually be forgiven. Some of them will file your application for you without verifying your eligibility for loan forgiveness. You get billed and you will have to pay for the service regardless of your eligibility. For eligible borrowers, student loan forgiveness is only available after you have made several years of qualifying payments. You can always call Herzing University’s Alumni Support Center or your loan servicer for help as well.

Failure to follow through with the service

Along with voicemails and text messages, students may see billboards, hear radio and TV ads, or receive social media messages regarding loan forgiveness plans. Before you call one of these companies, do some research. A quick Internet search of the company can bring up previous customer reviews. If you do choose to contact the company, ask how much the service costs. These companies are not affiliated with the Department of Education and some of them fail to follow through with the services you think you’re paying for. Even if the service was not performed, or was performed incorrectly, the student will still be charged a fee. Students should also be cautious of signing any contract, paperwork or releasing personal information to these so-called loan relief agencies.

    • Trump is going to repeal the forgiveness plans. If you want this forgiveness, you must call immediately within 24 hours.
    • Your student loan payment can be cut in half or completely wiped away.
  • Text message examples:
    • Your student loans may be completely forgiven if you qualify. Find out by calling xxx-xxx-xxxx.
    • Your student loan qualifies for federal loan forgiveness! Call now at xxx-xxx-xxxx.
    • Your student loan has been flagged for forgiveness. Call now for forgiveness.

There are a lot of things you can do if you really decide to change yourself. But the most important out of all is to take the initiative.

1. Listen to others

There is nothing more frustrating to anyone than someone who doesn’t listen, moreover, someone who does not pay attention and interrupt while speaking. When you are in the path of being a good leader, you have to be as open as possible. Being a leader means, you have to be dependable. Being a leader is very overwhelming, but I assure you that being able to communicate can really make your work go smoothly and openly. Successful leadership is for your members to trust you. And as humans are social beings, strong communication can really help. 

Any job, whatever it may be, may come with a lot of stress and sacrifices. As an employee what he/she would appreciate is someone who they can depend on and also know that the person leading or representing is steady and would understand them.

2.Respect

When you want respect from your employees you would have to respect them. Like the saying give respect take respect.respect is something conveys a sense of admiration for good or valuable qualities. And it is also the process of honouring someone by exhibiting care, concern, or consideration for their needs or feelings, that’s what Wikipedia says. It can be anything to you but most importantly is to see the person as one of you.you and your employees or even any stranger on the street are human and deserve respect. Everyone deserves respect.no matter if you are a joke or not you deserve respect and should respect others.you should never make someone feel that they are less than you so they do not deserve respect when you are a leader. You should really be able to be with your colleagues and friends not follow them or make them follow. like the first point,’Listen’

3.Confidence

Being a leader, makes you take some decisions you don’t want to take or sometimes are forced to take. It might be a gamble occasionally, and you would really feel you have let everyone around you down. Sometimes you would feel like you really don’t know what to do when everyone is looking at you. You feel like you are so alone in this world and you feel like everything is going against you. No matter how alone you feel, or how you feel the world has turned against you, you have to be able to remind yourself that you will always have yourself to depend on. No matter what happens, no matter how scared you feel, even if you are shivering down to your bones, you have to be able to act brave and confident. But trust me, depending on yourself and being able to believe in yourself will take you a long way. Way ahead than you would have, if you were crawled up because you were scared.

I know these are the most obvious points to improve yourself. but these are the most challenging points to get over. I myself have a long way to go. I really hope you would keep in mind all these things. Let both You and me make a journey to self-improvement.”Let us be the best us, because no one but us would and will help us.”.

Use Mind Mapping to Help You Succeed This Semester

When you’re prepping for tests and prioritizing all the projects, presentations and homework assignments from each of your classes, your responsibilities can feel a bit overwhelming. You could keep track of your to-do’s with a bulleted list or reminders on your smartphone, but there’s one strategy that has proven to be successful when it comes to effectively organizing your thoughts: mind mapping.

What is mind mapping?

Mind mapping can be done on paper or on a digital device, and it starts with one main topic, such as a research paper, a group presentation or a school subject. From there, you break that topic down into related, sub-categories using branches, icons, various colors or other visual representation. The idea is that you’re capturing your thoughts and organizing them in a visual manner that’s easy to digest. Mind maps can be used to learn about a specific subject, to prepare for a final exam or even to work through a problem.
There are free tools available if you prefer to create your mind maps on a digital device like a smartphone or tablet. FreeMind is great for use on computers, while MindMeister is ideal for a tablet or smartphone that you can take anywhere. If you do opt for a digital mind map, you can include attachments, links and other notes to make your creation even more detailed.

Benefits of mind mapping

Why create a mind map instead of simply writing your thoughts down in a list format? Well, by making a mind map using a combination of words, phrases and pictures, you’re actually more likely to remember the information. In fact, Digital Splash Media said that words and pictures used together are six times more effective for retaining information than words alone.
Mind mapping is also a great way to help you connect the dots between thoughts or ideas. Concepts are physically linked together, allowing you to see the larger picture of a subject and really fill in the blanks on all of the details. This strategy can make your study sessions even more effective by providing you with an immediate deeper understanding of the subject rather than having to comb through your notes over and over again.
Various colors are often used to differentiate between subjects and ideas on mind maps. According to the National Center for Biotechnology Information, color has been found to play a role in enhancing the performance of memory.

The idea of being able to succeed in your field is always one’s dream. There is nothing wrong in dreaming one’s own dreams. But you must be willing to put in effort in things you are not aware of. There are a lot of qualities needed when you are striving for success. That requires more than just hard work and studying. Sure they do have a vital role when you are trying to be a good employee and chasing your dreams but when you are actually trying to last in the field for a long time you should be able to adapt and learn things earlier and faster than your colleagues because time is an important factor. And time is a harder criterion to overcome. But you have to remember that no matter if you are in your 20’s,30’s,40’s or 50’s you never are too late. Simply remember, when you decide to change your life around, always start today itself. Tomorrow is too late for anything in your life. If you decide to be a better person or a better leader, take the initiative and decide today itself. And you will neither doubt your decision nor regret it. If you ever see a good result in your actions, do not regret that you didn’t start earlier, just be grateful that you did start before that tomorrow you procrastinate about.

As a person who is looking to improve yourself, the first thing you have to remember is that you should have the ability to question yourself. Be honest as possible is the way to go. When improving yourself you should self evaluate what your shortcomings are. Where do you lack? If you really don’t know how to do that, taking an example would really help. We all have role models. Pick a person you look up to and ask yourself, why this particular person is my role model? What are the things that make them a good person and really liked by people? What are the things that make them unique from the other 7 billion in this world? Once you get the answer to these questions, ask yourself whether you have these values that you aspire to have? If so, how can you improve that skill? If not, how can you better them. When you are trying to change, do not forget you don’t really have to be like your aspiration.No human is perfect. Everyone is flawed and so are you. So be the best you, you can be.No one is ideal. The main person you have to impress is not your loved ones, friends or family, it is yourself. No matter what you do, you should be able to be happy with who you are. Being successful and unhappy with who you are would only put your hard work to waste. So be someone you are proud to be. 

How to Prepare to be a Professional: Student Story

As college students, we realize attaining a degree is vital to our careers. What many of us might not realize, though, is that our future employers will expect us to have skills that aren’t always found in our course requirements. For example, I have taken some additional steps, from joining extracurricular activities to pursuing internships, to prepare myself for my future career in business.
Here are some tips to help you learn some of the skills you need beyond your classroom studies: 

Do your research

Your first step is to spend some time researching what specific job opportunities might interest you and what kinds of skills they will require. It can be a little overwhelming, especially if you have numerous options and an open mind, but the right position is out there!

Practice communicating professionally

It is not appropriate to use abbreviations or slang in professional communications. Also, since email is such a widely-used tool for communication, you should create a professional email address if you do not have one already. This should consist of a variation of your first and last name; silly nicknames are not appropriate.

Start building your professional network

LinkedIn is a great tool for connecting with other professionals in your desired field. Here’s how you can make your LinkedIn profile stand out:
  1. Carefully fill out each section with information about your education, work experience and career interests. Avoid skipping sections, as all the information you provide will be valuable for networking.
  2. Your profile picture should be professional (i.e. professional dress, de-cluttered background, no selfies!).
  3. Once you have a complete profile, start connecting with people! Make sure you have plenty of quality connections, so you can re-connect with them about future opportunities.

Join appropriate extra-curricular activities

Throughout my college career, I have immersed myself in some fantastic extra-curricular activities that have provided me with hands-on experience in my field and led to some great networking opportunities. My experience with DECA, an organization for college students interested in marketing and finance, has helped prepare me for my future career in business.
If you don’t know which organizations are right for you, reach out to your career advisor to see what campus offerings might align with your professional goals. Your involvement in these organizations will help you build your resume and will set you apart from other job candidates.

Get experience

Jobs and internships are a great way to gain experience in your field. They can also help you determine if a certain career is right for you. Working at Kay Jewelers, I am getting more experience in sales. This has helped open my eyes to another career path that I could pursue in the future. While I highly recommend searching for an internship opportunity, there are jobs out there that can provide valuable experience as well. Both options can be very worthwhile if you take the time to find the right opportunities.

Being a true leader isn’t the easiest thing in the world, nor should it be the hardest. People can be born as a leader or made one. Irrespective of how you became a leader, the work you put in is important. 

Do you often feel that you are not the leader you aspire to be? If so, that can always be changed.


You are a leader. First of all, what does being a leader mean to you? As there are millions of leaders out there, having their own meaning for leadership, you have to come in terms with your own meaning. You really don’t have to have the same meaning as someone you dream to be. For example, most people would take in what someone who is successful believes in, like Bill Gates. Swallowing his or anyone else’s point of view will surely lead you to a good path but not the best. You have to remember what you believe in has a great impact on your life. Standing on your beliefs no matter how absurd others think it might be, is one of the most powerful things. (unless it is absolutely blundered you are good to go.) Do not forget that, before even Bill Gates became who he is today, he had to believe in things that people back then thought were reckless but later turned out to be inspiring. As a person or greater, as a leader, you always should have yourself to back you up. Our designer while creating us made sure no two humans are the same. So put that to use, Be unique.

    Having the power to stand on your beliefs and decisions is one of the most important things that you have to build when you are a leader because being a leader means you have a lot of people following you. You should be able to believe in yourself so that others can believe in you. Running a jurisdiction of your speciality or not, you should always be able to stand on your perspectives and respect others views too. As humans, we are prone to making mistakes, and it is obvious that what we believe in might not always be completely right, so we should keep in mind that we are obliged to be open to others’ comments and be able to separate the right from the pessimistic-wrong ones. Our motos could be updated, but it should never be changed due to ill-selfish needs. Leadership is something to be honoured. Being selfish and looking for only your benefit will only bite you back. Trust me when I say, being honest will only bring you good. No matter how good the other side looks, always know that you would never be true to yourself if you are dishonest.

The significance of myself stressing on the fact of being able to stand in your belief is that it is the backbone of being a true leader. Being apt to stand on your own, under any circumstance.



5 Survival Tips for Nursing School

Have you ever wondered if you have what it takes to make it through nursing school? Some nurses will tell you that coursework and clinicals are difficult, which can be discouraging for many potential students. Just like any career, becoming a nurse takes a lot of hard work. Here are a few suggestions to help you rise to the challenge and make the most out of nursing school.
  1. Go to class. This sounds easy enough, right? Some students think it’s acceptable to skip class from time to time, but nursing classes move very quickly and your instructor will cover a lot of important information in each session. If you miss a class, you will quickly fall behind in your studies and you might not be prepared for your exams or clinicals. Plan your vacations and extra-curricular commitments around your course schedule and make sure to prioritize your schoolwork outside the classroom.
  2. Be on time. Each state requires that nursing students complete a certain amount of clinical hours. Sometimes, you might have to commute to your clinical site, which can be a hassle in bad weather or on days when you’re running late. But, if you miss a clinical session, you will have to make up those hours at the end of the semester. Trying to make up several clinical hours at the end of the term can be stressful and overwhelming, especially when you also have to study for final exams. It’s important that you complete all your hours on time and make an effort to attend every session. You can carpool with other students to hold yourself more accountable and cut down on transportation costs.
  3. Form study groups with your classmates. Studying in a group makes it easier to set aside time specifically for academics, even when you don’t have a particular exam coming up. Reviewing your notes regularly will make it easier to retain important information so that you can apply that knowledge to your work outside of the classroom. Your classmates will always be available to help you, and they might even become your friends and support system throughout your college career.
  4. Seek help from your instructors. Sometimes, you may need a refresher on the material before a big test. You should always talk to your instructors if you’re confused or struggling with course material. Your instructors are an invaluable resource—they had to survive nursing school, just like you. Above all, they want you to succeed and graduate, so don’t hesitate to ask them for help!
  5. Seek help from a tutor. All college students are expected to master basic math and writing skills, and these skills are especially important for nursing students. (For example, you have to know algebra in order to administer accurate doses of medication). Your college papers will likely require you to write in APA format. Even if you are confident in your writing, you should still ask that a peer or a tutor proofread your paper and double-check your formatting. Every student can benefit from a proofreader for papers—no one is a perfect writer! Plus, your tutor may be able to give you valuable feedback that will help you improve your writing in the future.

An insight to Obesity and why is it a growing concern ?


Obesity is a medical condition where people have a BMI above 30. Often people get confused with the terms \’obesity\’ and \’overweight\’. There\’s a slight catch to it. If a person has a BMI between 25 to 30 he would be called overweight and the ones above 30 would be called obese.


Now, what is BMI? BMI is defined as the ratio between the weight of the body and the square of its height. The statistics show that 30% of people worldwide are obese. That\’s a whopping 2 billion people. India has around 5%, obese people. 

Obesity can be caused by a variety of factors. For instance, a normal person might be obese because of an excessive amount of food intake and a lack of physical activity. Though there are a few cases that have pointed out to genetic reasons for the case of obesity. 

Now, let\’s take a deep dive and discuss the various factors in detail. Common causes of obesity include: 

• Binge Eating: Irregular eating habit is a kind of eating disorder which may have an ill effect on the body. Eating disorders include excessive or insufficient intake of food, and in the long run, it can damage a person\’s state of health. The usual forms of eating disorders include Bulimia Nervosa, Anorexia Nervosa, and also binge eating disorder. One may not realize when he/she grew too close to eating hence it\’s important to keep a check on it right from the teens. Eat to fulfill your hunger and not your taste. Hence it\’s important to control yourself right from an early age. 

• Sedentary living style: This lifestyle can be defined as a type of lifestyle where an individual does not receive regular amounts of physical activity. Today, surprisingly most of us live a sedentary lifestyle. The person may not meet the standards as specified by the Center for Disease Control (CDC). A sedentary lifestyle is a major cause of the obesity epidemic. It has been found that living a sedentary lifestyle which includes sitting for longer than four hours per day, greatly increases the risk of cardiovascular disease. It\’s said that it can cause much greater damage than smoking itself. 

• Genetics: It\’s discovered that people whose parents are obese have an increased risk of being obese. However, there have been cases where people with obese parents are fit and healthy and may not show any signs of obesity even later in life. 

• Physiological influences: For some people, emotions influence eating habits. Many people eat not because they are always hungry but in response to social feelings like sadness or stress. There was even a popular show run on the discovery channel on TV by the name –\’ My 600lb Life\’, where they depict the real lives of obese people. But as the show progresses it\’s shown how they recover themselves after a long battle with obesity. But case studies show that almost every overweight guy or gal experience the same psychological disturbances just like any other person. 

• Weight history: A weight-history discussion is a full clinical and physical assessment to identify metabolic, genetic, and hormonal factors as well as medications that may be the reasons for weight gain. 

• Pregnancy: When a woman gives birth to a child, she may gain extra weight post-pregnancy. It\’s important to note that the extra weight gained during pregnancy is the result of feeding not yourself but your baby as well. It takes time for a woman\’s body to return to normal after pregnancy. The fact that it takes nine months for the uterus to expand to accommodate the baby, it\’s not surprising if it takes much time to return to normal. Hence, patience is a virtue, and it\’s quite beneficial for women trying to lose weight. 

• Drugs: Various drugs like steroid hormones and drugs used to treat psychiatric conditions can increase weight. For example drugs like Benadryl, Antidepressants, Beta Blockers, Prednisone, Seizure Drugs, Mood Stabilizers, Insulin & Other Diabetes Drugs.

Now the question comes if obesity can be controlled? Well with the advancements in science and increased awareness it can be controlled. All it takes is small and consistent efforts by your side. It would take a while but one can win. Before heading on to the various habits you can inculcate and various efforts you can put, it\’s important to bust up some myths floating around us. 

There are myths like : 

• People with poor self-control will remain obese throughout their life. 

• Your genes are entirely responsible for your obesity. 

• Lack of access to fresh fruits and vegetables is responsible for the obesity epidemic

• Quick weight losses are likely to be gained back. 

• Joining gym classes right from play an important role in the prevention of childhood obesity. It\’s important to distance yourself from these myths. 

Now the various ways to avoid obesity is : 

• You must say goodbye to your old lifestyle and start living an active lifestyle. Try to do simple chores like going out to buy some vegetables, using a staircase instead of an elevator. 

• You won\’t return to balanced health overnight. But putting up small efforts like these would catalyze the process. 

• Have a balanced eating diet in your schedule. The recommended daily intake of calories is 2000 for a healthy diet. Eat foods that contain fewer fats and more nutrients and avoid having high sugar content. Make sure you follow that religiously. Also, ensure that you eat only when you feel hungry. Filling your tummy unnecessarily will only put your efforts in vain. 

• Drink as much water as you can. This would clean and detoxify your body which is good in the long run. 

• Make sure that you keep junk food out of your house. It would take a while to control your love for junk food but if proper steps are taken you can surely avoid them. 

• It\’s very important to keep track of your progress and for that, you must keep an eye on your weight and get yourself a medical check-up regularly.

• And lastly do not forget to exercise regularly. Your consistent efforts would be the key to attain a healthy body.

5 Tips for Boosting Productivity

Twenty-four hours is often not enough time in the day to knock out everything that’s on your to-do list, especially when distractions are nearby. However, being productive is essential for success. This semester, significantly boost your productivity by keeping these simple tips in mind:

Avoid multitasking

Many people are under the impression that multitasking actually helps them get more things done faster. However, the opposite tends to be true. The American Psychological Association found that the brain isn’t designed for multitasking, especially when one of those tasks is complex. Instead, concentrate on one thing so it gets your full attention.

Exercise

When you have a lot to do, exercise may not be your top priority. However, you may want to make some time for a quick workout. The Journal of Occupational and Environmental Medicine has reported that exercise could actually help improve productivity. The good news is, you don’t need an hour workout in order to reap the benefits. Take a walk outside to get your blood pumping so you can come back to your to-do list with a fresh mind.

Plan

Before you jump into everything you have to do for the day, make a plan for yourself. What are you going to accomplish first? Do you want to knock out the easy stuff and leave the complex tasks for later? Or would you rather start on the harder to-dos? You may be less stressed about getting your work done when you have a game plan for exactly how you’re going to approach each assignment.

Think about your workspace

The place you sit down to get your work done can have a big effect on your productivity. For instance, you might have a desk at home, but if you live with someone, you could get distracted. Try working elsewhere, whether it’s putting in some headphones and studying at your favorite coffee shop or heading to the library where it’s nice and quiet.

Keep interruptions to a minimum

It’s going to be tough to avoid every single distraction that may arise during the day, but there are certain things you can do to keep them to a minimum. For instance, turn your phone on silent and put it away so you’re not getting interrupted by constant calls, texts and notifications. You may also be less tempted to pick it up if it’s not right next to you. Avoiding distractions could also be as simple as closing a door so people are less likely to stop and chat.
